The final walk through is your last opportunity to inspect the property before closing. At this stage, all contingencies should be satisfied, and the seller should have removed their belongings. This is your chance to confirm the property is in the agreed upon condition and that any negotiated repairs have been completed. The walk through typically takes place the day before or the day of closing.

Closing Day

Once everything checks out, it is time to close. During closing, you will sign the necessary documents, including your loan paperwork and settlement statement, which outlines all financial details of the transaction.

You will also provide the remaining funds needed to complete the purchase, either by certified check or wire transfer to the escrow account. After all documents are signed and funds are received, the transaction is finalized.

The deed is then recorded with the county, and ownership of the property is officially transferred to you. Congratulations, you are now a homeowner.
